Spruce 180 is a sub-division of single-family homes ranging from $350-500K in the rapidly growing northwest Omaha marketplace. The single family development serves as one component of an overall mixed-use commercial-residential project called Spruce 180. Woodsonia assisted in the acquisition of the property, created the subdivision’s layout, and managed the design and construction through completion of single family home sites. Lots are open for sale beginning autumn 2017.

Re-envisioning use for high traffic, high quality properties is one of Woodsonia’s strengths. With the acquisition of the Baxter Volkswagon, Subaru, and Audi dealerships, Woodsonia identified an underutilized property in a prime location with the intent of redeveloping the land for higher and greater use. Woodsonia and its joint development partner, Drake Development, announced plans to re-develop the site for new entertainment and retail opportunities. Negotiations have been on-going, with major commitments forthcoming and construction slated to begin late 2018.

74 Plaza was a well-established retail shopping center on Omaha’s Dodge Street corridor in need of revitalization. Woodsonia’s approach in acquiring the property was to stabilize the asset by extending the leases of current tenants, update the look and curb appeal of the center, and add new space and tenants to the property. Since the date of acquisition, Woodsonia has taken the occupancy level from 55% to 100% and changed the perception of the shopping center for both its tenants and customers.
